ANNOUNCES PRO RATA FIRST QUARTER 2005 DIVIDEND
Houston, TEXAS (February 10, 2005) The Board of Trust Managers of Camden Property Trust (NYSE:CPT) has declared, subject to the closing of the previously announced merger of Summit Properties Inc. with and into Camden Summit, Inc., a wholly owned subsidiary of Camden, a dividend to holders of record as of the close of business on the last full business day immediately preceding the day on which the merger becomes effective equal to the pro rata portion of Camdens regular quarterly dividend of $0.635 per share. The merger is expected to close on February 28, 2005. The amount of the closing dividend will be $0.41628 per share if the merger closes on February 28, 2005, increasing by $0.00706 for each full day after February 28, 2005, until the day on which the merger becomes effective. The dividend is payable on the fourth business day following the day on which the merger becomes effective.
